Energy Performance Certificates
As from 1st October 2008 landlords will be required to show prospective tenants an Energy Performance Certificate (EPC) or face a fine of up to £200 per property.
In the past many landlords and letting agents have claimed that tenants would not pay any attention to an EPC when choosing a property but with increasing fuel costs tenants are now saying that they are considering fuel costs and would appreciate the introduction of EPCs to rented properties.
The introduction of the EPC only applies to new tenants and will not need to be shown to existing tenants. EPCs can be arranged through local Domestic Energy Assessors costing between £50 and £80 and remain valid for 10 years, unless the property's energy efficiency is increased in which case it is recommended that another EPC is commissioned.
Top Tips for Selling your House
With the number of home owners choosing to sell their home falling fast it is no wonder that it is now taking on average 11 weeks for sales to be achieved. According to a local agent sellers can hope to achieve on average only 90% of their asking price. These kinds of figures could dissuade potential sellers, but with inventiveness, patience and the ability to accept a lower asking price it is still possible to achieve a sale.
Top Tips for Selling
- Local agents can be a valuable source of advice, they will know what kind of properties are selling and at what price. The agents will be able to give an indication of what potential buyers are looking for and which features in a property are attracting the most attention.
- Agents are also encouraging sellers to provide lots of detail to potential buyers, point out new kitchens and bathrooms. Shout from the roof tops if you live in a sought after catchment area - it's this kind of thing that may attract the attention of buyers who are not familiar with the area.
- Remove yourself from a chain. Making yourself chain-free, by entering into a short term rental property or staying with relatives, you are more appealing to potential buyers.

By making your Will you put yourself in a position to decide what happens to all your assets after you die. Whilst there is no legal requirement to make a will, it's the best way to make sure your estate is passed to those who you would wish to benefit. Should you die without having made provision by way of a Will, your assets will be passed on to those that the law sees as appropriate and may not go those who you would like to benefit . Hopefully the following summary will help;
Here's some quick points as to why you should make a Will:
Your Will sets out exactly who you would like to benefit, after your death, from your estate. The key features are:
- You decide exactly how your assets are distributed when you die - if you don't make a Will, the law will dictate how your assets are distributed after you die.
- If you are an unmarried couple (including same-sex relationship), making a Will means you can ensure that your partner is provided for after you die.
- If you have children under 18 you can appoint a guardian in the event of your death.
Getting your Will written
There are a number of legal formalities that you need to cover in order to create a Will that will be recognised as valid. Wills drawn up by non specialists carry a serious risk of being invalid. More complicated matters may well need specialist attention and advice.

Sue is No Leaver!
mosshaselhurst solicitors based in Northwich and Winsford have something of a record breaker in the ranks.
Sue Lever, conveyancing executive at mosshaselhurst, has just completed 40 years service with the firm and reflects on her experience:
"You know, I was first interviewed by Mr Foster a few months before being appointed. Mr Foster didn't offer me the job of junior in the accounts department as he felt that I would not stay!"
Childhood Sweethearts
Sue and husband Jim have been together since school, and have been married 36 years, living in the same house for 36 years:
"Jim and I used to meet every lunchtime - He worked at Barbers Garage in Northwich"
Second Thoughts
Having been rejected as someone that may not be a 'stayer' Sue received a call from mosshaselhurst again, who by now were looking for a junior receptionist. Sue's career with the firm started then on April 1st 1968.
No April Fool
Over the years, Sue has developed her skills and grown with her increasing legal competencies:
"I became Mr Fletcher's secretary and eventually developed an interest in property. Over time I have really got to know the housing market in and around the Northwich area. Times have changed and I remember the average house price in Northwich once being around £3,500!"
In reply to the question of what mosshaselhurst is all about and why she's stayed so long, Sue says:

Gladiators' Jet Rides Again
Diane Youdale, who wowed over 10 million viewers with her stunning performances as "Jet" in the TV programme "Gladiators", will be in action at this year's Thundersprint held in Northwich town centre on Sunday 11 May.
Diane is a huge bike fan and is looking forward to riding again - particularly in front of the huge Thundersprint crowd.
Diane said: "I've always been a biker at heart and I loved presenting bike programmes in the past. My favourite bikes are Harley-Davidsons, which say exactly what I feel about bikes.

"The thought of launching a 1200cc Harley Night Rider off the start line in front of 30,000 cheering fans is both incredibly exciting - and more than a bit terrifying but I'm 100% up for the challenge!
"When I'm not in action on the track, I will be with my Harley on mosshaselhurst Solicitors' stand and I'm really looking forward to meeting as many fans as possible. Make sure you come across for a chat."
